New industrial park is on 7 acres
Architect: Steele Associates Architects
General Contractor: Dominion Construction, West Linn
Owner: High Desert Industrial Park LLC, Salem
Details: The first phase of a new industrial park is nearing completion in northeast Bend.
The project, which has a construction value of $17 million, not counting tenant improvements, is the first new industrial park in Bend in six years. The last new industrial park to open was Murray Road Industrial Center, said Collier Ehlers, a broker with Fratzke Commercial Real Estate.
High Desert Industrial Park is on 7 acres at 2561 NE Fourth St., south of Butler Market Road. Plans for the park call for seven buildings totaling 127,000 square feet, said Andy Harmon, project manager at Steele Associates Architects.
The first two buildings, a total of 30,050 square feet, will be complete within the next three months, Harmon said. Work will begin on the next two buildings in about 60 days, he said.
Letters of intent are being negotiated for a majority of the first two buildings, Ehlers said.
The one-story buildings will be at the maximum height of 30 feet, allowing for ceilings high enough to accommodate trucks, or a mezzanine level, project principal Scott Steele said.
The industrial park has been designed so that sidewalks are flush with parking areas to provide flexibility in the placement of loading zones and garage doors, Steele said. The industrial campus will be fully landscaped and include bicycle parking.
